    Hello,

    This software is wonderful. It really makers things so much faster. However, under the “resources” area, when you click on Trulia, the heat map shows the whole city and not just the address that has been analyzed. I still have to search through Trulia separately to get exact information. Could you make the heat map zero-in on the one property so we can get a better picture of crime rate?

      Hi Jerusha,

      If you want to zoom in and out, just use the zoom in and out directly on the Trulia site. I don’t think Trulia gives us the ability to drill directly into a specific property, but if I’m mistaken, let me know and we’ll look into adding that.

    Had the program a week now and love it.

    A few things I would like now I am fairly familiar with the program:
    I would like it to automatically or with a click update the properties in “My Deal’s” instead of having to run a search again I am a realtor and import of the MLS most if the time.

    I also would like to estimate expenses on a price per ft basis. Thats how every one I know projects expenses. For example I like to start with projecting lets say $15 a sq ft of a home and be able to change to maybe $20 a ft if there is some thing in the pictures or discretion that makes me think it will be higher.

    With that being said I really do like the what you have created. Its well worth the money.

      Thanks for the kind words! I’m glad to hear you like the software and are getting good value!

      To answer your questions…

      The reason you have to run the search again is because BirdDogBot has to go out and re-gather the info to re-analyze it. This is why you have to actually run the search again instead of simply being able to refresh. If we could do that, then we wouldn’t bother “searching” in the first place as it would be equally quick.

      We will take your request for estimating rehab on a per square foot basis into consideration. I have added it to our “development requests” and see what we can do. As with all feature requests, this is based on the number of times users request it. The more users request it, the higher it moves up on our development priority list.

    Hello! Sending out contracts, proof of funds letters and LOIs would be great. How about a way to upload our owe purchase contracts into an editor so we can customize them or our contract could be auto filled the property info into our contracts and send them out to realtors, sellers and buyers. I’ve seen other real estate software do this but it would be great to have it here.

    We need to have the ability to send contract offers for the site with a standard contract form that will be acceptable to the listing broker. This is a numbers game and if we Proof of Funds letters which many of the sites have we could play it better

      At this time, we’re not providing any sort of legal contracts as we don’t want to assume any potential legal liabilities that would be involved with doing that.

      Our goal is to be the best software for real estate investors that helps them find, analyze, track, and share deals online so we focus our efforts in those areas.

    When estimating expenses give us the option to use exact numbers instead of percentages. Ex. Rehab & Repairs are never a percentage of the house. It is a set number.

      Hi Ty,

      The reason we enter percentages for expense estimates is because when you first scan the property, you have no idea what the expenses will be. So we’re trying to estimate based on the ARV.

      If you are referring to updating the expenses on the deal details (proforma) page, then that makes more sense. I’ll take a look at getting that added!

    Great software and it does cut my time down dramatically. If you could add ways to identify mortgage balance, and property taxes that are past due. These would really move your product to the next level!

        Kosta,

        Most county Assessor websites provide this free data. You have to dig a bit, but you usually can find it. If you are working in a small county they might not provide this information online for free. If adding county assessor’s site’s would make it much easier when searching for properties. Additionally, it would be nice to have the ability to check or un-check all deals for deletion. There are times where I have some deals I am going to keep and the rest I want to just get rid of. Thanks for taking the time to hear what users have to say about your product!

          Yup, we listen to our users and add based on their feedback!

          We do have a “Delete All Deals” button at the very bottom of your “My Deals”, but I agree that picking and choosing a few would make things easier. We will look into that and add it.

      Hey Jerome,

      We’d love to be able to support sitex; however it’s a premium paid service so it makes it difficult to get data from them without paying for it 🙂

      As far as cash buyers go, the vision of the software is to find, analyze and monitor properties. Finding cash buyers is up to the investor as we want to focus on, and get really good at the “finding good deals on properties” side of the business.
